Welcome to ERA Matilla Realty's property management division, known as Matilla Group Property Management (MGPM).
Mark Schroeder, Director for MGPM, is a licensed sales agent. His experience spans 12 years and incorporates residential, income and commercial properties. Mark manages a portfolio of 20 buildings, consisting of approximately 200 units. The geographical areas served by Matilla Group Property Management are West Los Angeles, Venice, Marina del Rey, El Segundo, Manhattan Beach and the South Bay.
Mark oversees a group of outstanding vendors who include state licensed contractors, roofers, electricians, plumbers, painters and handymen. Referring and managing qualified workers ensures quality service at affordable prices to our clients.
Excellent owner/manager relationships are key to success in property management!! That is why Mark establishes great communication procedures with each owner, right from the start. Each landlord/owner meets with Mark at their respective property to preview the building site. Careful attention is given to all property details, including tenants and ....... Owners are regularly contacted by phone, fax and or e-mail with status updates on the progress of their properties. Mark recommends a semi-annual property meeting for 'hands-on' review to problem solve and to discuss improvements.
MGPM provides an efficacious administrative system for its clients. The computer software utilized is QuickBooks Professional. Since all accounting firms have a copy of this industry software, this facilitates the owners' accounting firm to receive the entire record of all business transactions for their buildings. A separate checking account is set up so that building rents can be deposited immediately and bills can be paid directly. Financial statements are produced and mailed monthly, no later than the tenth of each month.
Looking for ways in which to increase rents, cut costs and improve the condition of the buildings is of utmost important to Mark and his MPGM staff. This management group holds no interest in any maintenance, repair or contracting firm; they do not profit in any way, either financially or otherwise, from any work performed on the properties. As indicated before, vendors are sought after based on the best job at the best price.
